Put the numbers in context

A €350,000 purchase renting for €1,800 monthly has a 6.17% gross yield. With one vacant month, €4,000 expenses and €8,500 acquisition costs, net operating yield is about 4.41%.

Your questions, answered

Is net yield the same as profit after tax?

No. This tool deducts operating expenses but excludes financing and tax.

Why are the gross and net denominators different?

Gross yield is shown on purchase price. Net operating yield uses price plus acquisition costs, so the distinction is visible.

Can net yield be negative?

Yes. It will be negative when your operating expenses exceed rent after vacancy.
