Make two budgets

The first budget covers moving: the agreed deposit, initial rent, transport and necessary household items. The second covers a normal month after the move. Keeping them apart helps you avoid choosing a rent that works monthly but leaves insufficient cash to move, or spending all savings on setup.

Check what is included

List the bills covered by the advertised rent and the bills you will pay separately. Clarify shared utility arrangements and whether the property is furnished. A lower advertised rent can be less attractive once commuting and separate bills are included. Compare the total recurring outlay, not just the headline rent.

Model a difficult month

If your income varies, rerun the budget using a lower-income month. Add a sensible allowance for expenses that are not due every month, such as annual insurance or travel home. Keeping a buffer can reduce dependence on borrowing when several bills arrive together.

Use the result to narrow your search

Enter the monthly figures in the rent affordability calculator and use the remaining budget as one filter for suitable properties. Location, transport, tenancy terms and the property’s condition still need checking. A calculated budget neither reserves a property nor predicts whether an application will be accepted.
