Separate regular and irregular spending
Regular costs may include management, insurance and service charges. Irregular costs include repairs, replacing appliances and preparing a property between occupancies. Give irregular items an annual allowance rather than entering zero simply because no invoice is due this month.
Vacancy affects income as well as costs
One empty month removes one month of rent from the annual calculation. Some operating expenses continue during that gap. The yield calculator therefore models vacant months separately from annual operating costs; do not deduct the same missed rent again inside expenses.
Acquisition costs change your starting investment
Include duty, legal costs and initial setup in the acquisition-cost input. Adding €10,000 to a €300,000 purchase means operating income is earned on a €310,000 outlay in the net-yield calculation. Check whether a renovation item belongs in initial acquisition/setup costs or recurring maintenance and avoid counting it in both.
Budgeting is not a tax deduction decision
An expense in a cash-flow model is not automatically deductible for tax. Capital expenditure, financing and other categories can be treated differently. Keep invoices and ask for advice about tax treatment. The calculator uses your entered expenses for a planning comparison; it does not prepare a tax return or determine an allowable deduction.
